Real Estate Is More Than a Transaction

Real estate has been part of my life for as long as I can remember.

My father, John Riggins, began helping buyers and sellers on Oahu in 1977. I grew up around the business and saw firsthand the importance of relationships, reputation, and taking care of people. I’m proud to continue that tradition today through John Riggins Real Estate.

But over the years, I’ve also built my own relationship with real estate.

I began investing in real estate in 2001 and became a licensed Realtor in Honolulu in 2012. Since then, I’ve experienced real estate from just about every side of the table—as a Realtor, buyer, seller, investor, landlord, property manager, and renovator.

That hands-on experience has had a big influence on the way I work with my clients.

I Look at the Whole Picture

When I'm helping someone buy a home, I'm not just thinking about bedrooms, bathrooms, and the sales price.

I'm looking at the condition of the property, the location, potential improvements, resale value, and whether the property makes sense for what that client wants to accomplish.

The same goes for selling.

Having renovated properties myself, I can help sellers think through what may be worth doing before putting a home on the market—and, just as importantly, what probably isn't worth spending money on.

And when I'm working with investors, I understand that the numbers matter.

I've owned and managed rental properties myself. I've dealt with renovations, contractors, tenants, maintenance, operating expenses, property management, and the day-to-day realities of owning investment real estate.

So when an investor asks me about a property, I'm looking at it through the eyes of an owner as well as a Realtor.

Oahu Is Home

Hawaii is a unique real estate market, and local experience matters.

My family has been helping people buy and sell real estate on Oahu since 1977, and I've been licensed here since 2012. That history gives me a perspective on the market that goes beyond what's happening right now.

We've also worked with many military families over the years, and I understand some of the additional considerations that can come with a PCS move, relocation, VA financing, tight timelines, and deciding whether to sell a property or keep it as a rental.

Whether you've lived on Oahu your entire life or you're arriving on the island for the first time, my goal is to give you straightforward advice and help you understand your options.

Sometimes the Best Advice Is to Wait

One thing I've learned from being in real estate for so many years is that the answer isn't always "buy" or "sell."

Sometimes it makes more sense to hold a property. Sometimes you should renovate it. Sometimes renting it makes sense. And sometimes the best decision is to do nothing right now.

I don't believe my job is to convince someone to make a real estate transaction.

My job is to understand what you're trying to accomplish, give you the best information and perspective I can, and help you make a decision you're comfortable with.

If that leads to a transaction, great.

If it doesn't, that's okay too.

A Relationship That Doesn't End at Closing

I've always believed that the best real estate relationships last much longer than a single transaction.

I want my clients to know they can call me years later and say, "Ryan, what do you think about this?"
