Hello! I'm Billy, you can also call me Bills, or 阿龙.

Thanks for clicking on my profile amidst the sea of 30,000+ other property agents in Singapore! (I know, it's that many, almost like trying to find a specific uncle at a massive family reunion—they all look friendly, but which one actually gives the best ang pow?)

With so many agents around, you may wonder, "What can this Bills or 阿龙 bring to me?"

Fair point.

PS: i am not an Ah Long, so I cannot lend you money.

Humor aside, allow me to put it out here. Every agent is knowledgeable in property concepts. After all, we went through the RES exam, notorious for its difficulty to pass. But not every agent is the same. I am sure you have heard of some nasty agent stories before.

So why me?

My property journey actually started way back with my family. We went from living in an HDB BTO to a new launch condo, while renting for 3 years in between. Eventually we upgraded from the condo to a landed, and finally we are back to a resale condo.

You may wonder, what were the gains and losses from all these moves? Was it worth it? Why haven't we move back to another subsidized HDB since there's still one more chance? Well, we did gain financially, and the reason we are not moving back to an HDB is because of the resale levy. So let’s be real:

  • Monies, whether is it big or small, matter.It's hard earned.
  • Selling and moving multiple times?Super troublesome, especially with children. (Who actually enjoys packing 20 years of memories into boxes?)
  • Renting?Doesn't it feel like pouring money into a black hole—especially when you’re trying to save for your next home. Worth it a not? How about my children's school?

If you ever shared these thoughts, you are not alone. My family did not gain throughout the entire property journey too because not every choices made were good. There were sacrifices and losses, but right now, I have good news and better news.

Here’s the good news: You don’t have to figure these out alone anymore. I have been through that.

  • Have you heard this from other agents telling you "Market is good now, better make the move.As a consultant, I will tell you that timing the market is stressful; it's like trying to predict the next teh tarik hike (I miss the 90cents day)

I was lucky enough to ride the journey, felt the gains, and experienced painful lessons. Today I’m here with data, trends, and other clients' experiences to help you take steps that make sense, which can hopefully help you grow in wealth and avoid the pitfalls.

Here's the better news:

For 15 years, I was a social worker—a fulfilling job that has left me with 2 deep impressions:

  1. Everybody's starting journey is different, but that doesn't mean they cannot reach the destination.
  2. Relationship is more important to me than any quick wins.

So that means: I’ll give you honest advice, even if it’s not what you want to hear (because sugarcoating won’t pay your mortgage and this is the priciest asset you will be spending your hard-earned money on).

- You matter to me. I want to earn your trust amongst the 30,000 agents other there. I have already done that with my previous clients and I will continue to do so with you today, by serving you in your best interest. (No “hard sell" but maybe hard truths when needed)

- I’ve sat with people through their toughest moments and my own journey hasn't been easy—so when I say “I understand,” I mean it.
