Benjamin Berkowitz

I am a Texas-based commercial real estate professional focused on retail investment sales and value-add retail acquisitions. I currently serve as Vice President at Colonial Commercial Real Estate, where I have grown from an associate role into senior leadership by consistently executing transactions and building long-term credibility in the market. Since becoming licensed in Texas in 2021, I have completed more than $60 million in transaction volume, specializing in single-tenant and multi-tenant retail shopping centers and freestanding retail properties.

In addition to brokerage, I provide tenant representation services and act as the exclusive tenant representative for Flytrex, an autonomous drone delivery company. This work has given me a strong understanding of site selection, lease strategy, and how tenants evaluate retail locations.

In 2025, I co-founded Pearl Capital, a vertically integrated real estate investment firm focused on acquiring and operating essential-service neighborhood and community shopping centers in high-growth secondary markets across the United States. At Pearl Capital, we pursue a value-add strategy centered on leasing execution, physical improvements, and strategic repositioning. We completed our first acquisition in October 2025 with the purchase of a 43,000-square-foot shopping center in Wichita Falls, Texas.
