His company specializes in residential single-family homes and small apartment buildings. Ballerini describes his business model as buying fixer uppers, completing significant renovations, and then renting the properties to long term residential tenants. The mortgage crisis created many distressed real estate-owned (REO) properties that were available at extremely discounted prices. Ballerini seized the opportunity to renovate these homes into livable spaces. First Station Real Estate has acquired over 50 rental units valued around $7 million from 2012-2017.
Ballerini enjoys the ability to provide housing to hard-working families in his community. It is a significant driver behind his success. Showing a newly renovated property to a perspective family gives him fulfillment in his work. Some of the tenants are first-time renters who never imagined being able to afford such a nice home in a nice neighborhood. Ballerini takes pride in his business and plans to continue growing his company. His short-term goal is to reach $10 million in property asset value by 2019 and double the number of rental units he already owns.
