You may have to negotiate your selling price if your local housing market won't bear your original price. If you need to get your home sold quickly, you may need to be flexible to the buyers requests, including a fair offer. If however you aren't in a rush to sell your property, make sure that you have gotten the best offer available before signing a contract.
A general rule for reaching a quick sale is to research the most reasonable price of a comparable home nearby, and then set your home's price about ten percent under that. When buyers see the low price, they'll be enthused, and will want to look at the property immediately.
To have buyers picture themselves inside the home, remove your "stamp" from it. Store away family photos and other personal items. It is best for buyers to picture themselves in the home, not you. You can also boost the appeal by eliminating all traces of clutter and personal possessions.
