As a Rutgers MBA graduate, Daniel Ballerini saw a business opportunity in New Jersey and took advantage of the circumstances. In 2007, the U.S. went through a mortgage crisis that resulted in numerous foreclosures and abandoned properties for years to come. The banks constricted their lending, it was very difficult to finance the properties, and very few people had the liquid cash or desire to purchase these structures. Ballerini saw this misfortune as an investment opportunity and bought his first property at an extremely discounted price. After successfully flipping and renting out the structure, he acquired more and more properties. Ballerini is now the owner of First Station Real Estate and has a portfolio of 73 properties that total to 88 rental units. He specializes in residential single-family homes and small apartment buildings that he holds as long-term rentals.
Ballerini is proud of the work he has accomplished developing dilapidated structures and providing housing for hard-working families in his community. His tenants often express their gratitude of being able to afford such nice homes and neighbors appreciate him making the vacant house on their street livable. Ballerini plans to continue to grow his company. By 2018, he hopes to have 100 rental units that have a property asset value of $10 million.
