There are many expenses that you have not planned for. You could lose it all if you don't have a reliable income stream isn't consistent and good.

Don't buy property that has a higher than usual or lower than usual price tag. Buying properties too cheap can set you up; you may have to put a lot of money on upgrades. Look for a moderately priced property in decent condition with relatively low maintenance.
