Incline Village

Incline Village is a transformative development project in Duluth, Minnesota, led by Incline Plaza Development LLC. This project occupies the site of the former Duluth Central High School, which was purchased and demolished in 2022. The initiative seeks to transform this historic site into a vibrant mixed-use area combining residential, retail, and office spaces. The goal is to revitalize the community, enriching the local economic, entertainment, and recreational landscape.

Following other successful developments, such as the Endi Apartments, Incline Village is designed to alleviate Duluth’s pressing housing shortage. The project includes introducing high-end and affordable housing options, supported by significant infrastructure improvements like new roads and utilities. Positioned on a hillside, the development provides panoramic views of Lake Superior and downtown Duluth. Plans for the site feature a public pavilion with city views, retail and entertainment options, co-working spaces, and trails for hiking, walking, and biking.

Incline Village represents a $500 million investment spread over three phases to create a new neighborhood. The development plan includes 1,180 market-rate housing units across several buildings and anticipates the addition of 70–120 condominiums offering premium city views. This extensive project, scheduled to take place over 7 to 10 years, also involves the creation of 80,000 square feet of retail space and incorporating public green spaces.

Incline Village is strategically positioned to address significant housing challenges in Duluth’s Central Hillside area; an outdated housing stock and a lack of diverse housing options have hampered it. By offering a range of housing styles, the development aims to attract a diverse demographic, including young professionals, families, and retirees, thereby enhancing the economic stability and vibrancy of the community.

Moreover, the project is expected to drive economic revitalization by meeting the varied housing needs of the area and creating numerous job opportunities. It will enhance local business, increase property values, and expand the city's tax base, providing substantial economic benefits during and after construction.
