James Pelayo

James Pelayo has successfully negotiated the purchase, sale, financing, and development of multi-million dollar real estate transactions in the Los Angeles market for over ten years. A native of Los Angeles, James holds a BA from Yale and a Master of Fine Arts from UCLA. James attributes a lot of his success to his ability to negotiate, a skill he honed working as a senior sales executive for a Wall Street firm for seven years. "Negotiating is one of my strengths because I don't create conflict," he says. "I help people see the mutual benefit in a deal. That makes them want to work with me to create a winning situation for everyone."

The key to his success, however, is the detail oriented dedication he provides his clients. "In today's market, you have to be meticulous every step of the process,” he says. "For example, when I'm selling a property, I document every call I get on it. I take notes, gauge interest levels, compile a list. That way, if an offer we get falls out of escrow, I either already have a backup or I make some calls from the interest list and get another offer in right away. Most agents don’t do that."

Regardless of whether he's brokering a multi-million dollar assemblage for a high-profile developer or a single-family home for a newly married couple, James is always his clients' ultimate advocate. "I take genuine pleasure in helping clients because I understand that buying or selling a home shapes so many aspects of your life," he says. "It shapes your finances, where you work, who you meet, where your kids go to school, so many important things. This drives me to work hard for them."

James lives in the Hollywood Hills, where he spends his free time enjoying life with his daughter. In addition to being a father, he's also a foodie, gearhead, avid mountain biker, and enlightened optimist.
