I’m Larry Hoffman, a mortgage note investor, educator, and founder of LJH Investments.

I’ve been buying and selling mortgage notes since 2006. My focus is simple: create income from real estate without becoming a landlord.

A mortgage note is an IOU backed by real property. Instead of owning the house, you own the debt. The borrower makes payments, and you collect the cash flow.

That means no tenants, toilets, or trash.

Over the years, I’ve bought performing and non-performing first mortgages, deeds of trust, and contracts for deed. I’ve worked through good deals, bad deals, workouts, foreclosures, and plenty of lessons you won’t find in a textbook.

One phrase I often use is, “I don’t just rehab houses. I rehab the borrower.”

When a borrower falls behind, the best outcome isn’t always foreclosure. Sometimes a loan can be worked out so the borrower keeps their home while the investor turns a troubled asset back into a paying one.

That’s one of the things I love about this business.

Today, I focus on three areas:

Buying mortgage notes: I purchase performing and non-performing real estate debt.

Working with private investors: I structure deals backed by real estate with a focus on cash flow and risk.

Teaching note investing: I help people understand how to find, price, review, buy, and manage mortgage notes.

I also run a note investing community where I break down real deals, share what I’m buying, explain how I price notes, and teach the systems I’ve built over nearly two decades.

I’m a big believer that your money should have a job.
