Do not let your emotions get in the way while you are negotiating. Keep emotions so you don't pay too much or don't make enough profit in the end. You will make more money this advice.

If your investment property has vacancies, be sure that you have money to cover your mortgage every month while you are waiting for a renter. This will give you the insurance that you need.

Do not purchase a fixer-upper. It may seem like a great deal to get an investment property at a very low cost; however, but you may spend a ton of money to fix them. Look for those that are all ready to be rented and/or only needs small cosmetic fixes. The very best thing to do is find a rental property that has good renters.
