Net numbers are everything in this business. Whatever you add on top of the net sq footage of the project space is really dependant upon many variables. We can discuss material needed over net sq ft to install the job and be within 5% or 10% material needed over net to do the job right.
Net square footage are universal. If we both have the same flooring plan and you do a quick overall net estimate - our numbers should match up pretty close. This is what I mean by net sq footage numbers should be the same across the board - no matter who estimates it - same every time.
You can build your entire flooring job if you have just the net numbers of different material needed.

Whats our definition of NET square footage - its measuring the floor space for each material. Measuring from the interior side of outside (exterior) walls.
Real Estate people will measure an entire space as leaseable square footage and the entire space is a lump sq footage number.
Flooring professional will be installing a few different type of materials on the leaseable square footage so we divide up the space by flooring matierals specified for the space.
Net sq ft + percentage over net = total sq ft of material
ercentage over net varies depending upon material type and size, whether its a rolled good or tiles, pattern, etc.
