Successful recruitment and exclusive real estate are the fundamental elements for better sales: the objective of any real estate agency. But how are they achieved? What are the secrets to succeed in capturing in general and to get exclusive homes in particular?
We have spoken with Mayka Delgado , real estate coach and collaborator of Academy by Fotocasa , and these are the keys that she has indicated to us.

Make a difference to succeed in recruiting
"I can not be a real estate agency more," says the expert emphatically. And she exemplifies it with a specific case: “I put an apartment for sale in Seville on a Saturday night on various internet portals. Between Monday and Tuesday at noon I received more than 50 calls from real estate agencies. They all said the same thing. We have to make a difference from minute one. ”
But how can you be different in an environment with so much competition? The answer, according to the coach, is to offer the client what they need. And for that you have to consider what the client cannot do on her own. The strategy of this coach is to focus, especially on legal issues, by conducting a complete study of each property. "We asked the client if he knows if with the new regulations he would have to pay capital gains tax. And with that we are really differentiating ourselves: I am not only going to sell your house because we are the best or we are wonderful, but because we are going to give you concrete data. Do you know if your home has a tax condition? Do you know if your home could have an excess or defect of capacity that could block or slow down the sale of it? ”, Delgado says.
“I invite all real estate agents to know what their numbers are, to study them.How often do I get aqnnitappointment?How many catchment appointments do I get an exclusive? How many exclusives does a home sell? How often do buyers close a sale? And with all that, through a previous analysis, we can very easily create a working method ”, describes the coach.
