The Sea Pines South Beach Owners Association ( SPSBOA ) was formed by the original developer of the South beach area. A covenant attached to each property indicated that all South Beach property owners are automatically members. Originally, the Sea Pines Company held a 51% voting control. Several years ago, they gave up that right and left the Association. The purpose of the Association is to enhance and protect the South Beach environment and ambiance for the benefit of villa owners.

There are currently 448 members of the Association.

80% of the homeowners in South Sea Pines are absentee owners.
