SP Investment Fund LLC is a Southern California-based firm that pursues nationwide investment opportunities with a special focus on the financing, acquisition, development and rehabilitation of apartment buildings that are government subsidized. SP Investment Fund LLC and its affiliates have over a quarter of a century of experience with these types of investments and have invested in over 100 affordable housing projects comprising over 10,000 units of affordable housing.

With respect to rehabilitation and/or development projects, the firm and its affiliates engage with both private and public sector partners in creating optimal financing structures and scopes of work that best address the needs of the residents and the communities. In this regard, SP and its affiliates have also worked closely with a number of charitable organizations that are dedicated to serving the low income and very low income tenants that the communities that SP and its affiliates invest in serve. Many of these projects incorporate social and/or empowerment services that further address the needs of the residents. The end result is that the full range of stakeholders, including residents, are closely engaged and feel invested in the project.

In addition to rehabilitation, development and operation of affordable housing, SP and its affiliates also actively purchase limited partner interests and general partner interests and rights in limited partnerships which own affordable housing. Many of these partnerships were invested in as tax shelter investments thirty years ago, but now are tax burdens. SP provides liquidity to limited partners who wish to exit these partnerships.
