I am a local rental property owner, with a vision to provide quality, safe, and enjoyable short term and long term rentals.
I currently own a single furnished rental in Lake Sarasota, 3 bed 2 bath ~1500sqft with a pool and garage. I primarily partner with realtors/agents to provide temporary housing to their clients while they house hunt. The house buying process can be stressful, but my goal is to provide a home in the meantime that feels like a vacation.
I am seeking additional acquisitions from Bradenton to Lakewood Ranch down to Venice.
My Acquisition Process
My first acquisition was a live in fixer, refinanced, and have since moved into a second home where I am repeating the process.
Outside of this, I work directly with property owners where selling on the MLS, for whatever reason, is not their preferred approach. This allows me to tailor-fit a purchase proposal that fits their unique needs. I am grateful to pay referral commissions on any lead that closes.
Here are some example.
Problem: Seller isn't getting the price they want/need on the MLS, but are also ready to move on from the house.
Solution: A master lease option. I offer the price where there were no other takers, with the purchase taking place some time in the future. In the meantime, I rent the house to tenants, sharing profits with the owner.
Problem: House is currently a rental, and seller is ready to move on from being a landlord but the rent is an important part of their income. Additionally, the sale will result in hefty capital gains.
Solution: Installment Sale. The seller defers capital gains, as the proceeds are received over time. These monthly payments also provide income, similar to rent but without the management headache.
Problem: Owner can't keep up with the mortgage payments and wants to sell quickly, but the house needs too many repairs, and they don't have the time or money to do it themselves.
Solution: Purchase subject to the existing mortgage. I take over responsibility for mortgage, taxes, and insurance payments, utilities, etc and in the meantime invest into the repairs of the property. Once the property is fixed up, I can refinance and pay off the existing mortgage.
Problem: Owner knows they will be selling the property, but for planning purposes, needs to wait for a few years before doing so.
Solution: Option Purchase. I pay an option fee today, for the privilege to purchase the property at a predetermined price when the timing is right for them.
