Tai Bixby
Experienced real estate broker Tai Bixby has structured commercial transactions worth millions in Santa Fe, New Mexico. He marketed and sold an office building for $2.2 million in a complex deal that involved five owners, one bridge loan, and two closings. Tai Bixby also orchestrated the $1.4 million sale of Arlington Square TIC. As part of the deal, a 1031 exchange sale to New Mexico Bank and Trust, he prepared a comparative cash flow analysis weighing the benefits of a ground lease versus a tenant-in-common structure. The analysis proved instrumental in the client's decision-making.
Apart from real estate sales, Tai Bixby has handled high-dollar leases. He secured a $1 million lease for Frazer Pharmacy on a property that was not yet listed. As part of the transaction, he conducted a net-present-value lease evaluation of the financial upside of several build-to-suit and other facilities. He also performed a citywide search on behalf of Prudential Santa Fe Real Estate that resulted in a $318,000 sub-lease.
Tai Bixby has spent the last three years as a Commercial Real Estate Broker with Sotheby's International Realty. He also is a member of and investor in Oshara Investors 2009, LLC, a funding vehicle for the Oshara Village project. In addition, he serves as the Managing Member of Eight M Investors, LLC, where he raised an investment pool of more than $1 million. Before joining Sotheby's, he was a Commercial Real Estate Broker with Prudential Santa Fe Real Estate for five years.
Earlier, Tai Bixby owned and operated SCS Design, LLC, a provider of design, CAD drafting, planning, map production, 3D terrain visualization, photogrammetry, and graphic services. The company's client list included developers and architects in Arizona, Maryland, New Mexico, and Brazil.
