I’m Timothy Lubniewski, a Staten Island-based construction executive with over two decades of experience in the paving and maintenance industry. I launched my first company at the age of 23, fueled by a strong work ethic and a desire to build something lasting. Over the years, I founded and ran several successful businesses—including Stream-n-Stone Inc., Paving Arts Corp., and Paving Associates—each grounded in quality workmanship, trust, and long-term client relationships.
Eventually, I sold my company to Rose Paving, the largest privately held commercial paving maintenance firm in the U.S., and stepped into a leadership role as General Manager. I now help guide regional operations, develop strategy, and mentor the next generation of industry professionals. I stay close to the work, believing that leadership is earned on the ground, not just in the office.
I’m driven by faith in God, a deep sense of personal accountability, and the belief that perseverance always pays off. I’ve faced setbacks—both personal and professional—but I’ve learned that every challenge is an opportunity to grow. Whether it’s making short-term decisions with long-term vision or simply showing up when it’s hard, I’ve built my career on consistency and character.
Outside of work, I’m a proud husband to Kathryn, a respected college professor, and a father to two sons, Andrew and Robert. I enjoy baseball, basketball, gardening, and giving back through the Jacobsen Lubniewski Fund—a donor-advised fund dedicated to supporting local churches and community needs. At the end of the day, I measure success not just by what I’ve built, but by the joy and opportunities I can help create for others.
